I would not suggest doing anything that is not allowed - even if inspectors are not 100% sure about the current law, the AIRBNB model is being closely looked at by every municipality big and small with general sentiment from residents and the hotel industry to be against it.

The worst problem is that it's just about impossible to buy shrewdly in a city you don't know well, and you're not going to get the best deals and treatment from people who don't know you and see you as a long term customer.

As you look into that refi just keep your long term strategy in mind so you don't get in a potential bind.Since you've already done a 1031 to get into this property that means that by the time you're ready to sell it will have a truckload (industry term) of tax deferred.
