I would start at your bank or a local small bank and see if they will loan against it.

While I do help others find opportunities, I focus primarily on purchasing off-market properties myself.I began my real estate investing journey in 2019, starting with property tax sales (Tax Liens/Deeds), and have since built a strong foundation in identifying and acquiring valuable off-market properties.

I hear them advertise these short notes with Connect Invest a lot and that you can start with $500. 

Another option is to find a local lender that will provide you a portfolio loan based on your total rental income.

Once you're 18 with two years of job history, you can start by househacking with a primary and renting out any spare rooms or part of the house.

A few things to consider when starting out:1) Be sure you have liquidity for the down payment, but also a healthy reserve account, since unexpected costs will come up while owning real estate.
