Be very clear in what you are asking for.In case this is helpful, I ask for these fields in their report:Parcel Number, Owner's Name, Owner's address, Property address, Property Use Code (zoning), Assessed Value, Lot size, Delinquent tax amountMore often than not you'll find that they will not supply everything you need.  

I guess I would think you'd clearly improve  value without spending all that much money, but time & effort are the variables to consider to truly determine if it is worth it.

I would imagine it would be a terrible idea to even think about speculating on a house, but with the supply of homes being so low right now I thought I'd better at least ask!

If you relied on the owner and they dragged thier feet, which they can, you could have problems meeting deadlines.Lots of variables..... :)

Most of the conservative variables we used to analyze the property are coming in better than expected and the returns should be solid.

Priscilla,I just placed an order with ABC Supply for some Vinyl replacement Double-Hung windows.

I can't speak for your analyzer, but the numbers that you provided look pretty impressive.I'd want to factor in the title search cost and the inspection cost, making sure there is no environmental or structural problems prior to closing the deal.Also, some counties/juridictions have sewer costs separate from the water supply line.Also, will you be maintaining the property yourself, including rent collections, or employing a manager.

You have to be able to get the plumbing supply lines in, the plumbing waste out, and there has to be venting of the waste stack.

Tim - Cash flow, tax advantages, availability of properties relative to other areas, etc…are all variables that factor into my decision.
