If you can't afford Nashville proper, my next suggestion would be to check out one of the university markets orbiting Nashville.

I recommend a simple spreadsheet to check your math and it will make it simple to adjust each year.End the complaints.

@Kelvin HeSome things to consider:Transfer Taxes: Some jurisdictions impose transfer taxes when property ownership changes, even if it's to an LLC you own.Due-on-Sale Clause: Check your current mortgage agreement for a due-on-sale clause, which might require you to pay off the mortgage if the property is transferred to an LLC.

Either way - find out their policies regarding inspections.Ask to review their PMA so you know what to expect from them and their expectations of you.There is some other great advice on this thread about checking their reviews, making sure that someone is available to get in touch with, and finding out what they DO NOT do.  

The tax does not add up to much, but if you legitimately qualify for the Solo 401k, avoiding UDFI saves you some paperwork and expense.Get on the phone and check out a few providers.
