Whenever I'm shopping for a particular product, let's say windows, I'll approach the department manager and ask how cheap they can sell a particular product.

For the exterior the big expenses is that they will require wood windows (at least on the front) along with half round gutters and clapboard siding, brick, or masonry covered walls.  

They had lots of stories about parties and kids going in and out through the windows.

@Joe Splitrock With the sun beating down on the roof all day, my guess is that the ceiling's going to be baking during the summer ... which means any attempt to cool the air would be going against a 1200sqft heating element that's 140 degrees.This property is getting all new windows (36 of them!)

You wouldnt have to call , the tenants would have a sticker on their front and rear window , When the tow company cruises by and sees a car without the sticker .

I would add something to the base of the house to ground it, like brick or stone, like to the window height.  

Things I will do differently:--give my buyers a short window to close--I had 2 buyers string me along and held up the deal.
