@Matthew Villalon, thankfully, it seems like either option repairs the leaky/flooding basement.

Most buyer's can't afford to pay the differnce and selling agents desperate for a deal don't seem to mind.  

i'm in hopedale MA. i use rentredi for tenant payments. no complaints, simple, i like it. a BANK that also offers rent collection seems over the top to me. i'd rather keep using my small local bank. i also don't keep security deposits because the laws in MA re: how they can be used are so insane that i'd rather just not deal with it. 

The property may not be an issue but there lending process seems to be off.

Traditional loans dont usually work with investment properties, as far as I have seen.Plus it seems like most refinance and even HELOC loans I have found for investment properties are running around 15-20% interest.

She didn’t seem to care enough to report it and I ended up refinancing with another CU that allowed helocs on rental prospectors.

It seems that the next best thing is to acquire directly from sellers.

One other question if you know are they attempting to be like a REIT or are they, seems similar.
