I went a little out of the beaten path and bought a house in round rock.

Obviously I have a bias towards the cities in which I operate as a Turnkey provider, but I continue to buy in Memphis and Little Rock as I have property # 21 and #22 under contract for myself.

There are parts west of the park (Rock Creek Park) that are very stable and boring and are in the preferred school districts.

I've finally found the niche that I will focus on to start off by the buy and hold strategy on Multi-family residential properties from asset classes A, B, and C. 

I can't pay off the homes in 5, but 15 is doable with the cashflow I am attaining in the nicer (B and higher) neighborhoods.

Need a different end financing strategy I think.Either way, spend the money on a quality RE attorney for a rock-solid MLO agreement.

Didn't even think about going there because we've been having such success with AB&B and VRBO when we are offering our beach home as a vacation rental.It started out as a vacation property for our 5 children and 14 grandchildren and my wife and I to all share at our leisure.
