With the townhome, my reservations is the rental competition as the area has many townhomes communities with units bought by investors, but I like the lower taxes and insurance rates. 

This was either a single family house rental or a duplex.

I have dropped my rental price (from the original rent listing price recommended by my agent), but I still don't see much traction. 

Note: no - you cannot exclude a mortgage in any case but what you can do is offset the obligation with income from rental income and/or notes receivable.

then when you graduate, house hack again.there's no point in buying a random rental thousands of miles away instead of house hacking. 

As a contractor I would like to move into flipping homes and possibly some rentals for myself as I have been doing this for others for years, can someone please suggest the best funding options.
