Could I ask how involved was your process of investing, how much did the RE agents help in all the process (finding properties, negotiating price, arranging inspection, paperwork, legal, etc) or was it mostly work you did on your own?

It's pretty much a no brainer to me if you can easily get the lower unit re-rented.

@Jeff Kehl Re reading my last post, I wanted to clarify that the "Any other questions" statement is a genuine one and not meant to sound snarky in the least, if it came across that way. 

Our client filed a complaint with the BBB and would you believe that within 2 weeks the appraiser had a change of heart and re-adjusted the value to $99,900 !!

If you can solve this problem and re direct your goal to owning a home - that will be more beneficial for you in the long haul.

I did the work myself, and re mediating the termites and repairing the damage cost under $1,000. 

Yes they keep commercials loans on their books so they can be more flexible...I had another conversation with them since I posted this and they are going to re-look into the possibility of 20 or 25 year fixed rate, although he said they don't normally offer fixed rate over that length of time. 30 year fixed rate will probably not be an option.
