Maybe laziness is a poor choice of words, the industry is more of a marketing game than a true service business.

This is a classic case of people running to rash decisions based on fear.

I think the best path for me is to find someone I want to work with, gain a little confidence in the space, and then make the ultimate decision to pursue it more seriously, or find another path.  

Many of them are in negative equity situations, poorly rehabbed, and have a with a home they can't sell or rent to a decent human being.

In terms of the three years, since the rules in the partnership are dictated by the GPs, they are potentially making a decision on the terms of the holding period.

I would recomend listening to all the BP podcasts or reading as many books as you can till YOU feel comfortable with whatever decision you or direction you come up with.

Remember to factor in the costs of dissolving the Association in your decision.
