I am in Florida as well and I have learned over the last several years you have Agents that are great and do their due diligence and some that are brand new and tend to not know enough right out of the gate.

I was just including tasks to give the person answering a baseline.

I’m a big mosaic theory person and try and recognize/find the value in every(one/thing).

Investors have to dive further into the actual OTAs so they can learn true numbers.

personally im not a fan of sub2 (unpopular opinion on BP, sorry ab it). most don't understand what they're getting into with sub2 and thats where it becomes problematic. 

I personally do both -- I like to have a dual exit strategy on my properties.
