I am planning to house hack and so far I haven't gotten many leads with separated utilities and was wondering what the best way would be to navigate that problem.

I'm a 19-year-old looking to become a homeowner for the first time, and I'm seeking some guidance on navigating the process.While I have a basic understanding of seller financing, I'd greatly appreciate some insight from experienced individuals here who might have gone through similar transactions or have knowledge about creating terms with the current owner.

Curious what the true requirements are for the 45 days versus the 180 days, and how people have navigated this successfully in the past. 

A lot of the men I met in prison, I would guess about thirty percent are just regular people who for one reason or another find themselves in sercumstances that are not that easy to navigate.

there are many threads on Dohardmoney and a lot of folks that are experienced lenders do not agree with their business model of asking for large deposits from newbie investors.. you should be able to find a local lender that will have better terms than them.the way do hard money sucks people in is the no money down.. so if you good with paying up front and know that you could easily loose it because the deals you bring don't meet their rigorous underwriting standards.. 

Not every lender is created equal, and not every loan officer is an expert in FHA streamline refi's, and how to navigate these in the best interests of the borrower.
