I just installed a whole kitchen of IKEA cabinets, and they are farrrrr superior to the lower and even some of the mid level cabinets offered by Home Depot and Lowes.The downside is you have to assemble then, but they are much sturdier than the other big box store cabinets.

So if you take out a mortgage for, say, 600k at 1% for 30 years, your monthly payment is around 2100€ so already you'll be paying 700€ out of pocket every month, in addition to any repairs and renovations you'll inevitably need to make with a 300 (!)

San Diego is expensive to Purchase, maintenance and cap ex is expensive, property tax at purchase is expensive in terms of dollars (average SFH prop tax at purchase is ~$1k/month in San Diego), new retail (MLS) purchases are negative cash flow when allocating properly for expenses, it is tenant friendly in terms of regulations but this is largely due to the big advantages LL have due to crazy low vacancy rates.
