Prices are going to keep increasing and if you are cash flowing each month, you will be fine.Now, one strategy I have been looking into specifically in that area is doing Medium Term Rentals (MTR) for Travel Nurses.

I'm going to buy my first property for medium term rental in the next 30 days. 

I have seen a lot of STRs lately for sale. or seeing a lot of furniture sales from STRS. or the STRs are moving more to medium term rentals.

We wanted somewhere liberal, at least medium sized city, etc.

I know you can essentially find most of the information on each site, but feel like each one lacks enough customizable features.For example, in researching nearby markets, it would be nice to do a search for example, multi-family properties, in this price range, X mile radius from a zip code, relatively safe neighborhood, with a school rating of 6/10 or above with a "market temp" of medium-hot.

I am currently pursuing getting my real estate license and absorbing as much knowledge as I can through as many mediums as possible on the business side as I already have considerable construction/contracting experience through previous jobs and continue to build upon it.

I expected very heavy wear and tear and many minor/medium repairs from obvious deferred maintenance and based my offers with that in mind.

If I knew things like housing availability were about to get tighter, but I was limited on acquisition funds, I would try and control as many nice, low equity homes as I could.I may also look into plexes and medium-sized multi's to maybe partner with somebody on.  

(Low income, medium income or luxury investment deals) You mentioned house hacking, which are all possible on all of these different levels.
