IMO, stay away from the major national VA lenders, most of their LO's are not experts and don't understand investors and house hacking and setting you up for success.  

But I like the cleanliness of some of the programs with the convenience of online payments, work orders, background checks, leases, etc...

That usually gives you a basic understanding of how attentive the HOA is.As far as assessments, they probably wont tell you if something major is coming up, but it depends on the HOA.

You can get some online pretty cheaply.

Make sure you have enough of a reserve to account for unexpected expenses such as vacancy and major repairs.

I then use websites like Build.com or Wayfair to source the majority of the materials and have them shipped directly to the project site.

@Theresa Amouzou There is a huge difference from country to country in Europe, so I would try to get in touch with investors in UK spesifically.One major difference between the US and Norway for instance is the fact that offers are binding.
