What everyone else said is def the legit way to do it.

Using a lender who is organized as a Reg D or even Reg A with the SEC exemptions is preferable over an individual as they are legit, have loan servicing vendors, solid appraisers and will always have the funds for your deals.Generally the loans will be at 90% of purchase.

I don't like their interface very much - I do not find it intuitive - but they're the ONLY platform I've found that truly understands the nuances of STRs and direct booking and provides solutions for basically any scenario (I could find other, slicker, more expensive platforms that would do everything BUT... automatically apply a damage waiver to every reservation, which is something I very much want for direct booking).

If you do all the ground work make sure you property is legit code complaint its a landlord friendly state .

I sometimes get an email through the platform asking for information like how far is the boat ramp, where can I rent a boat etc.I can see their number at the inquiry stage as a premier partner.
