I think it's the Million Dollar Kitchen that drives the price up so highI just find it incredible that in other markets similar sized homes can be bought for SO MUCH LESS!

I have been a long time lurker on this forum.I finally decided it was the right time to take the plunge into Real Estate Investing.My Fiancee is a full-time Real Estate agent as am I, but I haven't placed my license with a brokerage.

We are planning to lay down new tile throughout, paint everything, stain kitchen cabinets, and just some small improvements that are needed.

This question is for the full timers.

Just to give an idea the property is a 3/2/1, 1,900sqft, liens are about $91,000(+ $150 daily), property is trashed but really needs clean up & a kitchen and paint.

Doors and door frames Some windows Ceiling in basement Kitchen and bathroom floors (new tiles or laminate) LOTS of paint, indoor and outdoor All new kitchen appliances Some drywall repairs but nothing extensive Bathroom tile, shower, faucets, vanity All new light fixtures Some vent repairs and new vent covers.

Even if it's not a total bomb, you'll need to update the kitchen and baths.

If one house needs paint and carpet and another one needs a full gut rehab for the kitchens and baths how can a fixed percentage for rehab cost have any basis is reality?

Just ask any old timer what has happened to the purchasing power of the dollar over the past few decades.
