I think I may have found a wholesale deal, would love some input.Property was listed at $95K FSBO price has came down to $87.5 fully furnished in less than 3 months3bd 2 bath in a nice golf course subdivision in Florida built 19801956sq ft not counting an added 12x26 LanaiComps put ARV at $123KThe home is nice but kitchen a a few other things are dated...awesome landscaping and overall a nice home estimated $15K for rehab, mainly for new kitchen cabinets ectI have a number in mind to offer but would sure like to here what anyone else with some wholesale/investing experience has to say.

I think it's the Million Dollar Kitchen that drives the price up so highI just find it incredible that in other markets similar sized homes can be bought for SO MUCH LESS!

Just to give an idea the property is a 3/2/1, 1,900sqft, liens are about $91,000(+ $150 daily), property is trashed but really needs clean up & a kitchen and paint.

Doors and door frames Some windows Ceiling in basement Kitchen and bathroom floors (new tiles or laminate) LOTS of paint, indoor and outdoor All new kitchen appliances Some drywall repairs but nothing extensive Bathroom tile, shower, faucets, vanity All new light fixtures Some vent repairs and new vent covers.
