I have been trying to grasp these seller financing concepts and out of the box strategies ,but it’s hard to find information from people who have actually done one of these deals. 

I have seen posts about possible funding but am unsure of how legit it is and cannot find much information, if anyone has any insight.

The correct valuation is what the market is willing to pay for it.You didn't provide any information on what cap rate you applied to your calculation or how you derived your NOI, all of which could play significant factors in the discrepancy.
