What's your buying criteria for long term rentals?

1st question: If you buy a new property and rent by the whole house, then yes, that income would be counted at 75% of the gross rent.

(Just kidding about the bucket, I'd make them buy their own bucket). ;-)However, if it's cosmetic,I'd just wait until they vacate.

For example, you might be into a home for $85,000 and it appraises for $110,000 which would give you the bulk of your capital back upon a refi.If you don't have the cash to do all-cash purchases you can simply buy stuff with 25% on financing upfront.

The old saying of buying the ugliest in a great location fits this property, but after reading other posts I know there will probably be difficulties with gaining clear title from an Upset Sale in any sort of timely manner.  

These days it can be hard to tell but sometimes it's just so painfully obvious, and that's not the kind of content we want to reward because as you mentioned AI will sometimes at best embellish and worst fabricate or hallucinate fake information.

Is it smart to buy properties that are already move in ready and rent out immediately in an area like this as opposed to buying rehab properties?
