As prices rise in the city, look for opportunities in the easy commute bedroom communities that surround your big city. 

With interest rates on the rise, it’s a good bet that banks will call due if they can put their money elsewhere for a better return. 

Then, with rising interest rates, I wised-up and for the last ~6 years, have used a HELOC as well as loans against my 401k for acquisitions.  

If you have been looking for 3-4 years,  that entire time prices have been rising and competition for investor deals has been going up. 

There is a grey area because according to local codes, small apartments like this duplex are only required to have "safety inspections" conducted when complaints rise.  

I became bankrupt and had no money but I was able to rise from all that and acquired over 1,000 apartment units.

We're well below where we bought it. if your in an area with stable values IE they really dont rise. then there is no reason to buy a negative cash flow property for rental purposes..

(Rents are rising, but the neighborhood is not completely gentrified.

I asked because I’m currently purchasing a home in the south jersey area but I wanted to get started on a investment property next year nearby I’m only 45 mins from Philly that’s why I group them together but I would love to pick your brain on the Philadelphia market.What areas do you see a rise happening as far as being built up and looks like it could be a good area to invest?

I do understand the concern if you believe in Climate change given the belief the the oceans will rise.
