They use a list of 10000 contacts (they did skip tracing, I ordered high equity/absentee owner list).

Some owners don't want to put out tens of thousands more to outfit a high quality STR. 

For me the value came from 2 sources: 1.

I would speak to a few lenders, the CC seem high 

Looking to learn a ton more and connect with anyone who wants a small but mighty portfolio and/or provide affordable housing. 

The sweet spot is high margins × high volume.

It's highly unlikely you can get anything other than commercial insurance now but even that could be challenging based on how you're using the property and the commercial vacancy

And it's in high demand everywhere due to high inflation and people not being able to afford housing these days.
