Currently in the market for a software that can handle a few small properties and expanding into a full size property management company. 

There was a bad reflection on him for how he handled the inspections and tenant management.

Would you recommend hiring a CPA to draw up the documents or is it simple enough that an investor should be able handle it themself? 

these are just a few.Do they have all of the security depositsLook at least 2-3 years of P & L statementsHas this owner that is retiring been involved daily and holding the owners hands, or does he have a staff to handle day to day?

If it is lawn care and snow removal I would just build that in to the lease to be handled by the tenant.  

I took her to San Diego for Christmas and it was in the 40's and she couldn't handle the cold!

Obviously because of the distance, you need a property manager to handle the day to day, but you regularly are in that town to stop by if needed.Say the cash flow is there as well, so that isn't an issue.

I'm curious how others handle this circumstance or if there's a network that already exist.
