I don't want to invest elsewhere I think California is still good in long run as long as us investors can stand up to new laws. 

It looks excellent, has a long warranty, can stand up to water and just has a durable look and feel to it.  

Now the key is to make your property stand-out and you as a landlord stand-out.

Another point, $10 is never a sufficient down payment in real estate to support an offer in the tens or hundreds of thousands, nor will that stand trying to enforce a contract. 

Drawback of Real estate investing it has cycles , and now I believe we on an uptrend. ( nobody knows the top) Even rental income is predictable, repairs and vacancies are unpredictable10%... you know the advertised 10y average for stocks is 7%, most get 5%.. and anyone worth their salt in Real Estate Investing smokes 10% six to ten fold.

Of course, you still have to check if the information is correct.Make sure you put the property in the name of a stand alone entity. 

In my old city this is stuff is pretty common, yet houses burned down by the standing electrical work as opposed to extension cords etc are pretty rare, plug in electric heaters are THE most dangerous household item by far.

As it stands now I have only done a few houses, so I am far from an expert.

Consider having it etched - either acid or sand-blast - to change the appearance.If you MUST paint, please use some neutral color - nothing which stands out.
