The other two are out of state- about an 18 hour drive or about 16 hours worth of flying (no direct flights from Denver- have to connect via Chicago).First priority is to force appreciation through rehab, second priority is to rent them out for cash flow.

Fill some balloons with mace and have your HVAC guy put them inside the unit after he repairs :-).On a more serious note, I'd suggest a cage or relocating it to 8ft+ off the ground.

Id like to get it under contract (with a partner), redo some of the units, fill the three vacancies and buy it for myself (from a partnership I am considering with another investor) in a year or two.

Josh Engelhart at first glance, not sure what you would be missing unless you can't fill the units at $500 (is that what you're seeing on craigslist as comps?)

I have tried entering them as quick fill, vendors and any and all options but have had not success getting them to show up when I add expenses. 

I think you should net at least 1K/month if you can fill all 3 units.Good luck Nhân!
