Hi there, I recently I started in this area of business and I a friend of mine recommended always to use virtual staging services for faster selling the property and with premium.

Although it may be tempting to save money by selling your home yourself, it will probably sell faster if you work with an agent.

I go to the gym 4 days a week atleast when I'm not working.. cardio and weight lifting. 

All that being said, if you don’t have so many extra things going on, I bet you could do it 10 times faster!!

It’s pretty inexpensive and it also adds more weight to the agreement/signing of the contract.

As you mentioned you can't 1031 to pay down an existing mortgage, so trying to play a shell game with LLCs is a bad idea.Why not just throw any of the SFR cash flow at the MHP mortgage to pay down the note faster?

I don't know how much money you have, but using OPM allows you to scale much faster than tying up all of your own money in a single deal, etc.   

The higher you are leveraged, the more of a bite a rate increase is going to take from your ability to stay positively geared.The older-guy view aside ... if your young and have an appetite for debt and are comfortable with the risks, working without a net will allow you to grow faster ... just be certain you have all the exits covered.
