They can implement or may already have rules like no rental signs, HOA needs to approve any application (but they might only meet quarterly), no pets for tenants, owner must live in the house for 1-2 years before renting, no leases less than a year, limit on # of rentals, and more.

I am looking to potentially purchase a condo/single family home to live in and refi down line in the Miami area.

With the cost of living 9.8% lower than the national average.

However, it looks like to the left it connects to another room (maybe the living or dining room) if so, I would see if it was load bearing and maybe take down that wall and make it a little more open, probably put an island where that is.For the outside, it mostly looks like it needs a new paint job, fresh grass, and some pressure washing. 

I will be living on the property, but trying to see what resources their are for doing market research on RV Parks. 

The Agreement also states that he will be subject to the terms and conditions of the Lease Exhibit A while living in the home.I have two concerns:  1) in this type of arrangement, would I be able to evict him if he defaulted on the payments?

However, there is a case for RV parks that more closely mimics a MHP when the location is appropriate for a full time living solution.  

A strict HOA is probably more likely to cite you for HOA violations, as tenants tend to care less about the condo that they're living in than a homeowner would.
