I agree with almost if not everything you just said. 

I speak to other investors in my state (NJ) and they all agree that its a state wide issue.

I agree that the best lending team may not have the best rate but provide a lot of other benefits. 

@ToRena Webb-Thomas I agree with @Karen Rittenhouse that you are failing as a Landlord.When you made an offer to purchase the property, you should have received a copy of the lease for review so you know exactly what you were buying.

I would like to agree with you on almost everything except that in Yonkers there is no appreciation at play but you're simply buying for cash flow.  

Our financial planner reviewed our calcs on the property and she agreed that it was a good investment.

We hadn't agreed on that at all. 

Seller asked to rent the house for couple of months after the sale of the house, until they find another home, which I agreed to.

@Joel ArndtI agree with @Kris Bucci too.Finding a market can be as easy as scanning the forums here and seeing where others are finding the deals you want to find.Are you going to invest in the US?
