Hey Ty, first and foremost, be sure to get with a syndication attorney to execute a legal doc called a PPM. 

You start by making a plan- then taking steps to execute.

And if the agreed upon repairs are not part of that contract, they don't exist.A sharp agent would be sure that the contract was fully and properly executed and include a repair addendum, inspection contingency and finance contingency at a minimum.  

The rents must be obscenely low and vulnerable to covid-19 issues and other tenant issues.
