I’m curious to know how many investors have been making some of the eco-friendly investments in their properties like solar panels, hyper efficient appliances, low flush or dual-flush toilets, rain water harvesting systems, and more.

Completely upgraded the interior with emphasis on the kitchen, flooring and bathrooms.

Separating the meter is something I will be looking into.We plan on renovating the basement since it needs a good remodel to be able to rent it out at top value and we're hoping it will appraise more than $378,000 at that point since there will be more upgrades throughout the house (we're updating the electrical, plumbing, reinforcing the basement walls, adding an egress window, adding support to the roof, updating the small kitchenette, bathroom, and cosmetics of basement). 

Some maintenance needs to be done and a few of the units are dated but some have been recently upgraded.

@Ameet Mehta Rent increase is based on current market rate and a survey of tenants on how much more they would be willing to pay with certain upgrades to the units (i.e updated baths, stainless steel appliances, granite kitchen etc).

Millenials will want the last smart home gadgets, and getting them hooked into the Amazon eco-system will be a long term win for Amazon. 

Example, if you upgrade the kitchen counter from laminate to granite or if you update the flooring from carpet to hardwoods. 

He had 2 clients who found 7 BR for 550k (then 200k upgrades) and 700k. 

Be self discipline and continue to upgrade your thinking, your plans of action.
