Hi @Mauricio Rauld actually notes are considered personal property and I don't think a security if bought/sold in the context of this discussion - just an assets similar to a piece of land or a home. 

I personally don’t have any seniors as tenants myself but wouldn’t mind taking a 50-75 dollar cut on the rent to have a piece of mind.

Repairs can get done very easily, one piece at a time instead of pulling up whole sections.

The other really important piece of data that I can offer is that in 15 years of doing business, we have never had a chargeback from a tenant against a landlord. 

I get it...But then you need to come up with some seriously amazing marketing idea.. be it mailer piece, or.. well anything different from the norm that will draw attention.But if you are just going to follow the herd, sent a yellow postcard with I want to $BUY$ your house...seriously.. you are winging it.

On the other hand, your washer/dryer is convenient.I recommend staying $0.25 below the laundromats but you'll have to play that by ear.
