I think my options are: -Try to wholesale it, -try and "bird dog" it, -partner with someone, -or just watch it and learn what I can about what I don't know.Any recommendations or comments?

I had a tenant complain that the neighbor closing the gate, or turning on their porch light, or walking past the neighbor's wall to get to their car at 4AM to go to work made her dog bark, which wakes her up.

Let face it....many contractors are not that financially stable/trustworthy and often have a lot of "baggage" in their lives.......Hope the work needed isn't more urgent....Legally speaking the seller is on the hook for the work (assuming you set up the contract correctly).....the $$and who he paid is not your problem....so if the seller doesn't hold up their end of the contract, then you will have to go after them

If I were in this position, I would use the cash flow to pay off my adjustable mortgages.When I notice I have some dogs, using the 80/20 principle I sell them off.

so to get rid of the MH's I was willing to give them away.. it appeared that you could haul the junkers on the road.. and there were other park owners who were willing to come in and take that junk off my hands.. just not anything I wanted to deal with 25 YO single wides that well you know lets just say they don't look so hot. and the tenant base is a tad sketchy so bottom line I think it will be easier out that way than on the west coast and you could pick those old dogs up for free or 1 to 5k each

Many PA's also pick up urgent care per diem shifts for approx $50/hr, so I could pick that up as a side hustle while I pay off my loans as well which is a good idea.
