I figured it might be a little much but im willing to negotiateFor the investor between marketing and closing costs there is no profit margin there or very little.What is the market rent ARV for the property so that way you know the rental income for a buy and hold investor so your numbers crunch since if it cash flowed my guess is you may have a investor who does those type deals if you market it that way.Rental market is $850 per monthAnother potential problem if you contract is not right and you take on the liability you could be liable for the payments so do NOT make his problems your own..Thanks for the tip, i def need to look into that further and make sure Walk away no deal in my view..Leaning towards walking now, appreciate your help Colin!

Since there aren't many comps, I'm leaning to the conservative side and saying that the house would sell for $425k.The house is owned by the original owners and NOTHING has been upgraded since 1972!

Your Realtor CMA is always very optimistic and the HML value is very pessimistic.Also, if you are leaning on the fact that your finishes will be nicer to justify your higher price, that is not going to work well in this market.
