They are complicated sometimes but they're awesome low down payment loans and when you buy it they can't be in terrible condition which can be a good thing for you!

It's a bit more complicated when it's not in your own back-yard, but can be done.If you're willing to relocate, you can hack a 2-4 unit building using an owner-occupant loan and get a high percentage of the deal financed. 

Might be more complicated if you have a partner on either the mortgage or entity, though.

It's less complicated, you know your market, you'll outsource less.  4) Owning 50 Units is one way to achieve 25K a month in cash flow.
