looked at property today that was described in my previous thread...terrible, crooked floors...no hardwood...no parking...needs more than a clean up...actually looked a 3 today...and found another more expensive 270K asking price 3 decker...this one is move in condition in B maybe B+ shape...my cash flow estimates are around 1700 for this property...has everything that i need for investment (deleaded, parking, 2 car garage, 3 bedrooms, good n'hood)...this one sold 2 yrs ago for 480K (unreal)and my location is boston...the city is north of boston

when we moved in the unit was not in great shape, and we were too naive to ask for a good cleanup.We volunteered to paint and clean the carpets.

They have painted, used power tools, measured and cut siding, placed trim, dug ditches, cut sheetrock, pulled carpet, filled dumpsters, swept roofs, raked yards, cleaned driveways and gutters, built walls, hung new cabinets, hung notices, sat in court, and so much more; if they knew it or not learned more hands-on Real Estate than any book could teach them.All that said, my 23 year old daughter wants to get into the business.

You may need to pay for $$$$ - eviction - clean up - lost rent - mental anguish - loss of local reputation LOAs are easier and cleaner for the Newbie.

She said the owner of the land lives in a house behind the subject property and knew about it for years but did not do anything about it because the previous owner was a family member.Since the house was foreclosed on, the owner of the land on which the subject property encroaches has erected a fence that is basically up against the side of the house, preventing you from walking around back of the house on one the right side.Would you proceed with this purchase and if so, what are my options to get a clean title and avoid future issues if I resale the property?

Been clean now for over 15 years.Another tenant had an eviction on her record (8 years prior) because she co-signed for her daughter who defaulted on paying her rent.

Many of them were under $300 for the pair, some even well under that.In one of the three houses I will be putting up for sale soon, I was thinking of putting in a "laundry room" in the basement, just because its an old brick basement that even when its all cleaned out, still doesn't look like anywhere you'd want to spend ANY time at all, even just to load and unload your laundry.
