I am currently evaluating a multi-family investment opportunity in Anaheim, CAIs there a local commercial broker or property manager who could tell me what the market cap rate is for C class multifamily buildings 10 to 20 units in that area?

I've known about TIC for years, but only seen it in urban areas like SF where an old apartment building is split up.

My last build went so far over budget though I'm hesitant.  

I’m trying to build my Roth SDIRA with enough these notes that when eligible I can start living off the income from these performing notes without touching my other investments.  

I'm very excited to get started with building my investment profile. 

As I am building out my pro forma, I keep running into this headache as to whether I need to incorporate sensitivity tables.
