From my drive-by it looks like the "worst property on a good block"; not in disrepair just a little unkept; ugly mailboxes, dirty siding; leaves not picked up; no sign, very little landscaping.According to local banks, cap rates on deals are 8.5% on the low side to 10.5% in the mid-high side.What would you guys offer?

Funny, I found an eviction notice from a year ago- reasons for eviction- Excessive Garbage, Pets- (She also had numerous pets) and behind 3 mos on rent- and she only lived two blocks down the road- She had given me false references.

I am fairly certain of the current values of certain neighborhoods, and can access the solds in other areas, but am unsure of the values in other neighborhoods that I am not familiar with but might want to do a deal in.

It is a really nice set up though and also found out yesterday that the community college that's about 3 blocks down the street just got it's four year accredidation approval.

However, down the street from my current house is a similar house that was put up for auction by a private firm only to be taken off the block days before the auction took place, at least, according to the auction firm.

The neighborhood in the 3 block area is decent (mind you Reading Pa.) in my opinion has really gone down hill over the years, but this is a nice area of the city I think, only because of the college.Anyway..here it is:3 unit 4300sq ft brick 2 story house on a corner lot.2-2br apartments and a 3 br apartment and a 2 bay garage.84 years old.
