In fact, I think it helps in terms building relationships with banks when you open accounts with them, especially when you are ready to apply for lines of credit or commercial lending.

From the sellers perspective, this also opens the door to a global demographic of buyers, since the US allows foreign citizens to purchase RE here in the states. 

I currently have 4 rental properties which are cash flowing $2-300/month and one flip I am hoping to get out of ASAP and break even :) I am interested in my local market (however do not see many members from Yuma, AZ) as well as Phoenix, San Diego, but open to other markets as well. 

Many of the local people I have spoken with are glad to answer questions but aren't really open to help any more than that. 

We have never put money down until this last 16acres we just purchased to build 6-8 4plexes on..here cost to build for a customer would be $375-400k per 4plex, each 4500sqft, 2-3br/2bath and 2-2br/1bath.. we currently have 14 of them..and are 100% occupied, we normally have 1-2 open but typically fill very quick.

When we remodeled we decided to put down tile flooring in the kitchen, living room, and hall way area (open floor plan).

I want it to be a win for both of us, and hopefully if it goes well, others would want in later.I'm very open to ideas and what you have all done to make this work before.

I have also befriended a guy who is going to be doing some work for my boss and he has great industry knowledge and opened his own consulting and construction firm.

The seller just listed at $339k, and didn't even open the floorplan up (as I had intended).

I have seen some investors with the list in an excel spreadsheet but I’m open to any and all recommendations on how to attack this massive list.
