I have consulted with a forman working for Belfor and they said if the mold is in the bathroom on non-porous areas (inside toilet bowl and inside the sink drain), then it is a matter of the tenant cleaning.

If you really need the cabinetry space (or if there is ductwork, etc) you could still have a short bulkhead from the ceiling (making it a pass through).As for the bathroom in the title ... aren't most bathrooms enclosed .. at least in North America.

If someone with pets moves in & the least trace lingers, they may be facing a constant issue with their pets trying to use the bathroom indoors to mark the territory as theirs now.

I am estimating perhaps I can get everything put back together Monday the best scenerio and Thursday the worst scenerio.Everything else works, bathrooms, washing machines no issues. 

Most of the four bedrooms 3 1/2 baths are in the 250kto 275kto 299k range I added an extra bedroom and bathroom to the home to justify the difference and more value to the home.

I create a spreadsheet with various factors like price bedrooms sq ft, bathrooms, etc the calculate the prices based on $/per sq ft,  $4/ per bedroom, etc. also compare amenities like AC or not.

One smoke detector in each bedroom and one smoke detector/CO detector combo in the hallway outside the bedrooms and one smoke/CO combo on each floor if more than one level.GFCIs are needed for the outlet at the beginning of each circuit that is in an area where there is water (bathroom, kitchen, laundry, outdoor outlets).

I put in a fancy vanity and sink in the other one because I got a good deal on them.But my goal is to make the property safe, clean and attractive for my target market at the lowest cost possible for me.
