I have consulted with a forman working for Belfor and they said if the mold is in the bathroom on non-porous areas (inside toilet bowl and inside the sink drain), then it is a matter of the tenant cleaning.

If you really need the cabinetry space (or if there is ductwork, etc) you could still have a short bulkhead from the ceiling (making it a pass through).As for the bathroom in the title ... aren't most bathrooms enclosed .. at least in North America.

I create a spreadsheet with various factors like price bedrooms sq ft, bathrooms, etc the calculate the prices based on $/per sq ft, $4/ per bedroom, etc. also compare amenities like AC or not.

One smoke detector in each bedroom and one smoke detector/CO detector combo in the hallway outside the bedrooms and one smoke/CO combo on each floor if more than one level.GFCIs are needed for the outlet at the beginning of each circuit that is in an area where there is water (bathroom, kitchen, laundry, outdoor outlets).
