Hello @Ashley Massis Class - I'd say @Matt Leber is correct that HOA fees for Townhouses can really kill your cash-flow, so factor this in when running your numbers and inflate the amount slightly to account for the likely increase or special assessment.

Cherokee Street is our "little Mexico" so there are like a dozen great Mexican restaurants over there and several in Bevo now that have gotten rave reviews.Others we love are The Peacemaker for seafood, it's really phenomenal.

Hosts are a dime a dozen and they simply don't care about them). 

If you want to be more active, do an assessment of how active can you be.

I do however dispute your assessment of Medellin being one of the most avant-gardist cities in the world.

Your tenants are playing you but you are not in a position of knowledge to assess.

Low tax assessment, low insurance, low closing costs.

And i don’t agree with your assessment of him.

If you make cold calls (and are able to find a phone number), then call and get that initial assessment of their interest and if it meets your criteria.
