So for the sake of analyzing the deal using the calculator to get an accurate COC and cash flow, would you include first year taxes in there, or just the typical costs incurred with taking on a mortgage?

I haven't yet delved into how to analyze deals and such, but I'm eager to know if my initial line of thinking makes sense. 

Simply looking for some guidance on what I should be thinking about in analyzing this type of deal and what considerations I should astutely include in any marketing materials IF i were to tackle this project.

I would like a multifamily to start, but I'm still learning how to analyze deals, so I haven't zeroed in on anything in particular just yet.

SchnapfEven properly decommissioned tanks aren’t allowed by most lenders nowadays..And you can’t “just take” some soil samples while the tank is in place...

How do I find these markets and analyze them?
