Just a heads up.So you calculated out you need  $6 million worth of apartments to hit your goal.A commercial loan may require 20% to 30% down in cash, cash reserves, working capital, and closing costs.You will also need earnest money cash.The lender may also require certain repairs to be done Shortly after the loan is made.The lender may also require the Property to be stabilized as far as occupancy percentage is concerned, leaving little on the bone as far as sweat equity.Good Luck!

Hey guys, I live in Phx,Az , single no debt what so ever, in car sales business (self employed)and monthly I make anywhere from $3k to $10k after everything, experian score is 640, im guessing with that fair score and no proof of income Im looking at a crappy interest rate and big down payment on at least -$300k, here in Az anything lower than that its because it needs re habing and to be honest i dont have no experience whatso ever in that field and dont want to end up in a money pit.

A median single family home is $570,000A median townhome is $377,000A median condo is $312,000 (not a fan of these for investing purposes in our market, a whole other discussion)More quick stats:Homes went for asking price, on average this monthHomes sat about 20 days on marketSellers has 10 showings before going pendingThere are about 3,000 homes for sale, which is up 20% over this time last yearWhat I'm seeing is takes about 2-3 offers on average to get a property under contract (all depends on your aggression and strategy of course, location, etc)Overall, buyers have a lot more sway than the last few years.
