I am a videographer, gfx editor, and a graphic designer also; I have a pretty strong idea for what I want my site to look like an I believe it will attract customers. 

I had somehow managed to remain oblivious to the fact that neighbourhood association and, in some cases whole communities, banned clotheslines for aesthetic reasons until about a decade ago when friends of ours moved into a new subdivision and erected one.They eventually challenged the neighbourhood association and were allowed to have the clothesline if the neighbours adjacent to their property did not object.  

It's all about the kitchen design.

And if you're not getting any offers, it's because it's overpriced for the location/design/condition.My suggestion would be to keep lowering the price until you get a sale.

The broker we're working with said there shouldn't be a problem re-financing into a permanent non-recourse loan after 15-18 months.The developer has all the expertise to oversee the build (finalizing the architectural design, dealing with the permitting, serving as GC, etc).

Aside from a stupid amount of determination, I'm married to a wonderful woman who is also not only entrepreneurially minded, but a great home designer and fantastic marketer to boot! 

Hi @Debbie Cost, The California Franchise Tax Board issued Notice 2019-05 stating installment sale "arrangements" designed to defer taxes when a 1031 Exchange fails will not defer taxes.
