Especially if it can be done in 6 or 7 months, it only takes a 5 or 6% return to net 10% annually.Hard money lending is probably the simplest way to accomplish 10% returns.

In vegas there are plenty of condos you can buy between 60-150 k with 20% down taht will cash flow.As mentioned it depends on your finances  and what you want to accomplish Use the Bp calculators  to run thru the rental scenarios on what you come across.As mentioned go to bankrate.com and to see what rates and payments you can work with.

Sometimes folks get into this thinking they are going to get investors to fund 100% or near 100% of the project, get paid for doing all the work to get the project accomplished (i.e., paid for doing architecture, planning, building, GC or whatever) and still end up with 50% equity ownership.
