Can anyone recommend any title companies that are eazy to work with, affordable, and work well with wholesalers. 

Title report I have access to shows it's a duplex but everyone involved is telling me its a Tri.

After a months work to raise the rent, change the Home Owners Insurance company, get an Appraisal and maybe pay down a little on the mortgage to remove the Mortgage Insurance, I should be able to show up to $300 a month Net Rent.

Lenders, title companies, inspectors, appraisals - they all work when you work your day job.

I also think your annual insurance of $700 is light for the price.
