At 65k with taxes and insurance you should be under $500 a month you can't beat a cheap place to live. 

If Arizona is anything like Texas all you have to do is check the assumption box on the Texas standard purchase contract.

Lender's title insurance might be a little more expensive on the $700k one. 

The one I have had since 2012 is titled in my LLC and the other I just purchased in July with cash value from my life insurance policy and titled in my name.

LC states they are to have insurance but doesn't specify what kind.

I never used my broker license for a full time job even though I kept it active for about 30 years.i closed a few deals for other people and have only one real estate investment deal for myself.As a safety thing, right after you close on an improved property, get an insurance policy that will protect you if there is a loss.  

Cosmetically, it needs lots of updating, and it doesn't have some standard amenities like parking and central air that most expect in this neighborhood.

I'm asking for any experience and suggestions from any BP  members who have knowledge of a situation like this and what can I do to adjust my REI business model to deal with this.I didn't have flood insurance and hoping I get the FEMA grant that has been approved for the area.This is a very difficult time and thousands of people like me are doing everything we can to survive and come out of this in one piece.
