You have a lower risk tolerance than most forum participants, so you should expect to see lower returns than they see. 

Seems it could be satisfying in the sense of meeting a need in a growing market and providing superior services to a population that may not necessarily desire to participate in such a market but may have no choice.

I have read the IRS 527 publication several times, and I do fall under the active participation clause with a MAGI under 100,000 to allow for $25,000 losses against earned income

Depending on the military programs you participate in (you will be renting to soldiers 95% of the time) you are capped on what you can charge based on the pay grade of the tennant.

Then pursue some other career path, and start saving up for your first rental property.I'm a big advocate for everybody to participate in real estate investing by at least owning the home that they live in.
