Given our current properties, is there a creative way to do the financing that would allow us to buy the beach house without losing our current rental income ($6250/month) we are relying on? 

(One of our fees is a $50 fee per resident over 18yr)Is it reasonable to increase the monthly rent based on leasing to a company instead of an individual?

We like this saying in our company, "if you don't ask the right questions, you won't get the right answers".It applies here because you're asking a very vague question - so, how good & specific do you expect the responses to be?

Another lender who is also an investor, says its really not allowed in our area but she knows it happens.

I can reply to messages, and it automatically tells me when someone books one of our units.

I can only speak to our area, but if this is a county auction you're talking about the cash for the house is due the next day.

We had a list of preferred real estate agents we listed our stuff with to get fair market (maximum) sales price.If we wanted to dump a property below market value, we knew who the players were and would contact them discreetly - we didn't want any negative publicity.Unless you find a desperate, failing lender, don't see you having much success.
