I am incredibly passionate about numbers and investing, and want to dive very deep into investing and help investors rather than studying scripts for the first time home buyers.

I'm sure I'll have tons of questions as I dive in to all this and look forward to sharing what I find out as well!

The risk with a live in SFR flip is that you don't have a secondary exit strategy if the market does take a dive (although the markets still look strong with such low interest rates).

I think diving more into the syndication education world (stick with the free and low-cost stuff like books for now) would be helpful for you.

I definitely gotta look at the numbers deeper and make a decision.  

@Ali Boone You are right, I guess I do need to dig deeper into the options available.

My husband and I are very eager to dive into real estate investing ASAP, but we are contemplating whether or not to pay down a bigger chunk of my debt with my salary first OR pay the required payment only and use the rest of my salary to buy our first rental.

It may even take a couple of meetings to go through it all as one can easily dive into the nuance of each subtopic (lead generation, negotiation, financing, ect.).

However, I’d like to dive into flipping my own homes!
