for some reason the Nigerian scammers have invaded the US real estate lending business.although I can remember my dad talking about this is the late 60's  crooks taking up front fees and never funding.My suggestion is if your in Texas there is a plethora of lenders.. make appointments and go tgalk with them.. make sure they have an office staff etc etc. 

Even consider those that work at the university, as faculty, staff, grad students, etc.Marketing to them with the one year lease could help (as those leaving in summer may avoid your ad).

That only happens if the PM Company is not handling hundreds of properties or have more staff to accommodate it.

people who are renting out a property don’t own 300 units in multi-building complexes with a full-time staff— they are just individuals with a day job, one or two properties, and limited time during a work day play phone tag with the past 2-3 landlords, verify they really ARE the landlords, etc., etc… so too many don’t bother with this at all … !

I wouldn't work with that guy, but other staff might be fine.

The risk with section 8 is never really knowing how your local system is policed and if the policing will drastically change with staff or policy changes.
