If you know what you're doing, they are safe, require almost no start up capital, and the likelihood of getting deals is much better than trying to wholesale properties, at least in my experience.

I got a contractor that will do free estimates on the properties that I find. now I been reading on here and it seems that buyers don't take that into account when buying a wholesale property.

TO wholesale you need 1) the money to find the deal - this can mainly be your hard work with little cost.
